When searching for a property in the Upper Keys, keep in mind that if you cannot afford to be on the water there are many subdivisions that have Homeowner's Park, which cost a minimal fee to gain access.  Homeowner's Park are great because it gives dry lot homes access to a boat ramp in their own neighborhood.  There are a few Homeowner's Parks that even have a small beach area.  Which if you have never been to the Florida Keys, we do not have many beaches.  And the ones that we do have are small, compared to the rest of Florida. 

Throughout the Keys you will be able to find estates, islands, ocean front and bay front properties, canal front homes, condominium complexes, vacant land, mobile homes and condohotels.  If you are interested in purchasing vacant land, you will need to understand ROGO (Rate of Growth Ordinance) and BPAS (Building Permit Allocation System). 

 

KEY LARGO

Just South of Miami you will find the Florida Keys, the first Key you encounter is Key Largo; which is part of Unincorporated Monroe County.  This is the longest, largest and easternmost island of the Florida Keys chain (Mile Markers 106 - 90).  The Florida Keys are measured in terms of Mile Markers; Key Largo starts at Mile Marker 106 and Key West ends at Mile Marker 0. 

Locals consider Key Largo as the Diving Capital of the World.  They have a long history of marine conservation - John Pennekamp Coral Reef State Park was created in 1960 and was the nations first undersea preserve.

VILLAGE OF ISLAMORADA

There are a few areas that have incorporated and one of them is The Village of Islamorada.  Islamorada is made up of 4 Keys - Plantation Key, Windley Key, Upper Matecumbe Key and Lower Matecumebe Key.  Islamorada is between Mile Markers 90 - 73.    

The Village of Islamorada was incorporated on December 31, 1997.  Islamorada is known as the "Sport Fishing Capital of the World;" the islands boast the largest Florida Keys fishing fleet.  The Gulf Stream and the Everglades National Park are in our backyard.  Whether you are looking to experience flats fishing or big game fishing, we have it all.

CITY OF LAYTON

The City of Layton is located at Mile Marker 68.5.  Layton became the third incorporated city in Monroe County in 1963.  Layton is a small town, if you blink while going through it you will miss it. 

Majority of the houses in Layton are on the water.  They have one restaurant, one hotel, one convenience store, a post office and a fire station.  If you want to live in a quiet little town, this is the place for you.
