Anyone can just take a picture of a room, but I like to capture the essence of the home. Not only are pictures important but pairing them with a video tour will make any prospect seem as if they were seeing the property in person. So when they physically see your property, it will be as if it is a second showing.

Most agents down in the Keys are still using old fashioned virtual tours. Virtual tours are when pictures are taken and then stitched together. This technique is outdated and is being pushed aside by video tours.
Video tours allow the viewers to truly experience the property for by creating an emotional connection. A video creates a story of your property. I control what I want them to see, when I want them to see it. Capturing the swaying palm trees, boats passing by and so on is important.
Video takes interactivity to new levels. Viewer’s can email to a friend. I will post to social media sites such as but not limited to Facebook, Twitter, You Tube. It will also be posted to real estate driven website, such as our local MLS, Realtor.com, my website, Freewheeler’s website and so on.
Coordinated Marketing
Creating a “catch phrase” for your property, which will be used in advertising. This will allow prospects to say the “catch phrase” to identify the property they are calling about.
Being in the information age, where consumers like the information to be at their fingertips. Your property will be largely advertised on the internet. 90% of buyer’s start their search online.
One of the major players in buyer’s search is Realtor.com. Realty World-Freewheeler has the enhanced showcase listings on this mega real estate portal. With this website receiving millions of hits per day, creating an impact with your property is a must. With this enhanced version, I can upload additional photos, add a video and the traffic to my listings are tracked and reported.
Not only do we focus on North American prospects, but we advertise internationally as well. The Guild of Professional Estate Agents has partnered with Realty World. Your property will be advertised on their website.
But those are not the only two websites, your property will be exposed to over 40 web portals and counting. I am always exploring creative ways to market your property.
First Impressions Count
Many buyer’s will drive around to get a feel for the area and neighborhoods. Buyer’s need to feel the urge of wanting to get out of their car to go see what the rest of your home has to offer. Keep that in mind when getting ready to sell, view your home from different angles. Make sure you can see the house from the road – trim landscaping if necessary. Make sure the yard and outside of the house are well maintained so the buyer will assume the inside looks just as nice.
Once they are in the door, you want your house to be staged appropriately. Home staging is beyond decorating and cleaning, it is about creating moods. Staging makes your house look bigger, brighter, cleaner, more loving and makes buyer’s want to buy it.
